For Buyers and Sellers alike understanding what is happening in the market is key to getting the best possible deal.  There will always be a number of factors that impact the market, but historically knowing what the inventory levels are in any given area will be a significant key in understanding where the market is heading and how dramatic the market shift is likely to be.

As a general rule, I use the following as a guide;

0 to 6 months inventory in the market - the market trends to increase

6 to 18 months inventory - the market tends to remain stable

18 months or more of inventory - the market tends to decrease progressively.

For the purposes of providing general infomation about each area we will share some market information by municipality comparing the current inventory levels, year to date sales, year to date expired listings, and information from the past two years sales and expired levels for your review.
